Disclaimer
Important information about using NaijaProp for your property decisions.
Last updated: June 2026
Please read this disclaimer carefully before using NaijaProp. By accessing or using our platform, you acknowledge and accept the terms outlined below.
1. General Disclaimer
The information provided on NaijaProp is for general informational purposes only. While we make every effort to ensure accuracy and reliability, we make no representations or warranties of any kind, express or implied, about the completeness, accuracy, reliability, suitability, or availability of the information, products, services, or related graphics contained on the platform for any purpose. Any reliance you place on such information is strictly at your own risk.
2. Property Information Accuracy
Property listings on NaijaProp are provided by agents, landlords, and third-party sources. Although we employ verification measures — including document cross-referencing, image analysis, and where feasible, physical inspections — we cannot guarantee that every detail (including square footage, amenities, boundaries, and legal status) is accurate or current.
Property details, photographs, floor plans, and descriptions may change or become outdated. Users should independently verify all property information before making any decisions. NaijaProp recommends a thorough in-person inspection of any property before entering into a transaction.
3. Price Estimates Are Indicative
Property prices displayed on NaijaProp are estimates or asking prices provided by listing agents and may not reflect the final transaction price. Actual prices may vary based on negotiation, market conditions, location specifics, and other factors. Price estimates generated by our tools (including the mortgage calculator) are for illustration purposes only and do not constitute a formal valuation or offer.
For an accurate property valuation, you should engage a certified Nigerian property valuer or estate surveyor. Property prices in Lagos and other Nigerian cities can fluctuate significantly, and past performance is not indicative of future values.
4. Property Tours & Physical Inspection
NaijaProp strongly recommends that all users conduct in-person property tours before making any purchase or rental decisions. Online images, descriptions, and virtual tours cannot substitute for a physical inspection.
- Verify the physical condition of the property, including structural integrity, plumbing, electrical systems, and finishing quality.
- Assess the surrounding neighbourhood, including noise levels, security, access to roads, and proximity to amenities.
- For off-plan properties, inspect the developer's track record, project timeline, and construction quality of completed phases.
- Never make any payment or commitment based solely on online information without physically inspecting the property.
5. Due Diligence Required
The Nigerian real estate market carries inherent risks, including issues related to land title disputes, fraudulent listings, and unverified claims. NaijaProp urges all users to carry out their own due diligence before entering into any property transaction. This includes:
- Land Title Verification: Confirm the Certificate of Occupancy (COfO), Governor's Consent, or other title documents at the relevant State Lands Registry.
- Survey Plan Verification: Cross-check the survey plan with the Office of the Surveyor General.
- Developer Credentials: Verify the developer's registration with the Real Estate Developers Association of Nigeria (REDAN) and confirm all necessary building approvals.
- Agent Verification: Ensure your agent is registered with the Nigerian Institute of Estate Surveyors and Valuers (NIESV) or a similar professional body.
- Legal Review: Have a qualified Nigerian property lawyer review all documents before signing.
6. Not Investment or Financial Advice
Nothing on NaijaProp constitutes professional investment, financial, tax, or legal advice. Guides, market reports, and insights published on the platform are for informational and educational purposes only. The Nigerian real estate market is subject to risks including price volatility, regulatory changes, currency fluctuations, and liquidity constraints.
Before making any property investment decision, consult with a qualified financial adviser, property consultant, and legal professional who can assess your individual circumstances and risk tolerance.
7. Agent Verification Process
NaijaProp takes the following steps to verify property agents who list on our platform:
- We request and review proof of professional registration with a recognised body such as NIESV or the Nigerian Real Estate Affiliates (REA).
- We verify the agent's business registration with the Corporate Affairs Commission (CAC) where applicable.
- We cross-reference property title documents provided by the agent with publicly available records and flag discrepancies.
- We monitor user feedback and listing quality metrics on an ongoing basis.
- Verified agents are marked with a badge on their profile and listings. However, verification does not constitute an endorsement or guarantee of the agent's services.
8. Limitation of Liability
To the fullest extent permitted by law, NaijaProp shall not be liable for any direct, indirect, incidental, or consequential damages arising out of or in connection with the use of our platform or reliance on any information provided herein. This includes, but is not limited to, financial losses, property disputes, or transactional decisions made based on platform content.
