Property Verification Guide: How to Avoid Fraud in Nigeria

Real estate fraud is a serious concern in Nigeria. This guide shows you how to protect yourself.
- Verify at the Lagos State Lands Registry
- Visit the Lands Registry in Alausa, Ikeja, to conduct a search on the property. Confirm the registered owner, check for any encumbrances, and verify the COfO number.
- Check for Government Acquisition
- Some properties are under government acquisition (either global or specific). Properties under global acquisition cannot be sold or developed without Governor's Consent. Ask your lawyer to confirm the acquisition status.
- Inspect the Survey Plan
- Compare the survey plan with the physical boundaries of the property. Ensure the beacons are intact and match the coordinates on the plan.
- Confirm the Seller's Identity
- Verify that the person selling the property is the legal owner or has a valid Power of Attorney. Request a copy of their government-issued ID.
- Visit the Property
- Always visit the property in person. Check for signs of dispute, such as multiple 'For Sale' signs, occupants who claim ownership, or ongoing construction disputes.
