Property Verification Guide: How to Avoid Fraud in Nigeria

Real estate fraud is a serious concern in Nigeria. This guide shows you how to protect yourself.

  1. Verify at the Lagos State Lands Registry
  2. Visit the Lands Registry in Alausa, Ikeja, to conduct a search on the property. Confirm the registered owner, check for any encumbrances, and verify the COfO number.
  1. Check for Government Acquisition
  2. Some properties are under government acquisition (either global or specific). Properties under global acquisition cannot be sold or developed without Governor's Consent. Ask your lawyer to confirm the acquisition status.
  1. Inspect the Survey Plan
  2. Compare the survey plan with the physical boundaries of the property. Ensure the beacons are intact and match the coordinates on the plan.
